as surviving Tenant By the Entirety of John Kunz,
party of the first part, and
Jean Biegler, residing at 180 Horton Avenue, Valley Stream, New York.
party of the second part,
Sect. 143 WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
Blk 2 paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
Lot 7 or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
Mattituck, Southold Town, Suffolk County, New York, shown and designated as lot number 98 on
a certain map entitled"Amended Map of Property of Mattituck Park Properties, Inc., Mattituck, N.Y.,
made by Daniel R. Young, Surveyor" and which said map was filed in the office of the clerk of the
County of Suffolk on January 12, 1926.
TOGETHER with the right to use in common with the owners of lot shown on said map, the
tract shown on said map as Sigsbee Park for Park purposes, under such conditions, limitations and
restrictions as said Mattituck Park Properties, Inc., may impose. Such use to be such as in the
unrestricted judgment of said Mattituck Park Properties Inc., will not unreasonably interfere with the
use and enjoyment of said Sigsbee Park by the other owners of lots on said map.
TOGETHER with a right of way over Sigsbee Road shown on said map and over a right of
way three rods wide running from Peconic Bay Boulevard over premises shown on said map to Peconic
Bay.
SUBJECT to covenants, restrictions and agreements, if any, of record.
SUBJECT to any state of facts an accurate survey may show.
Said premises being known as Sigsbee Road, Mattituck, New York.
The Premises herein described are and intended to be the same as those described in deed dated
7/08/52, recorded 7/10/52 in the Suffolk County Clerk's Office.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party, of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the part}' of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the sante; that the party of the second part shall quietly
enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid; that the
party of the first part will execute or procure any further necessary assurance of the title to said premises; and
that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
