THIS INDENTURE, made the 24th day of March nineteen hundred and ninety-nine

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kxbhe at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the easterly line of Cox Neck Lane at the
northwesterly corner of the premises about to be described where the easterly line
of said Cox Neck Lane is intersected by the southerly line of Sledzieski and from
said point of beginning;
RUNNING THENCE along said land of Sledzieski South 84 degrees 18 minutes East,
165 feet through a concrete monument to the ordinary high water mark of Mattituck
Creek;
RUNNING THENCE along the ordinary high water mark of Mattituck Creek on a tie line
bearing, South 48 degrees 21 minutes East, 105.00 feet more or less to a point;
RUNNING THENCE South 73 degrees 45 minutes West, along other land of Pelis, 265.00
feet to a point in the easterly line of Cox Neck Lane;
RUNNING THENCE along Cox Neck Lane, the following two (2) courses and distances:
1. North 2 degrees 45 minutes West, 97.00 feet to a concrete monument;
2. North 19 degrees 22 minutes East, 63.00 feet to the monument set at the point
or place of BEGINNING
BEING AND INTENDED TO BE the same premises as conveyed to the Grantor herein by
deed dated April 3, 1980 and recorded in the Office of the Suffolk County Clerk
on April 21, 1980 in Liber 8808 cp. 580.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture 5o requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
