party of the second part,
Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,place or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold,County of Suffolk and State of New York,bounded and described as
follows:
BEGINNING at a concrete monument set on the Easterly side of Luthers Road,also known as
Breakwater Road,at the Northwesterly comer of land now or formerly of Charles and Virginia Rizzo
and the Southwesterly comer of the premises about to be described and from said point of beginning,
RUNNING THENCE along the Easterly side of Luthers Road,North 18 degrees 27 minutes East,
150.00 feet to a point;
RUNNING THENCE South 71 degrees 33 minutes 00 seconds Eastthrough other land of the party of
the fust part 312.56 feet to land now or formerly of Alice Iv1.Bergen; "'1
RUNNING THENCE South 19 degrees 04 minutes 30 seconds West along said last mentioned land
156.31 feet to a monument;
RUNNING THENCE North 70 degrees 23 minutes 20 seconds West along land now or formerly of
Charles and Virginia Rizzo 310.92 feet to a concrete monument on the Easterly side of Luthers Road at
the point or place of BEGINNING.
SAID PREMISES also known as 1020 Breakwater Road,Mattituck,New York.
Together with all right,title and interest,if any of the party of the fust part in and to any streets and roads abutting
the above described premises to the center lines thereof;Together with the appurtenances and all the estate and
rights of the party of the first pan in and to said premises;To Have And To Hold the premises herein granted unto
the party of the second pan,the heirs or successor and assigns of the party of the second pan forever.
And the party of the fust pan covenants that the party of the fust pan has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first pan,in compliance with Section 13 of the U=Law,covenants that the party of the fust
party will receive the consideration for this conveyance and will hold tho right to receive such consideration as a trust
fund to be applied fust for the purpose of paying the cost of the improvement and ill apply the same fust of the
payment of the cost of the improvement before using any pan of the total of the same for any other purpose.
The word"party"shall be constructed as if it read"parties whenever the sense of this indenture so requires.
