TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the tittle of decedent's death in said preeuses, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the prenhises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been iucuulbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that lot or parcel of land, with the buildings
and improvements thereon, being at Nassau Point, Town of
Southold, Suffolk County, New York, and known and designated
as Lot No. 314 on a certain map entitled, "Amended Map A, of
Nassau Point, owned by Nassau Point Club Properties, Inc. ,
situated in the Town of Southold, Long Island, New York,
surveyed June 28, 1922 by Otto Van Tuyl, C.E. and Surveyor,
Greenport, New York" and filed August 10th, 1922, in the
office of the Clerk of Suffolk County, said property known
as Lot No. 314, which said lot is more particularly bounded
and described, as follows :
BEGINNING at a monument marking the intersection
of the westerly side of Vanston Road with the boundary line
between Lots 314 and 315 as shown on said map, and running
thence (1) in eneral northwesterly direction along said

an angle to t left in a general westerly direction still
along said boundary line 192 feet to a monument on the
easterly line of Horseshoe Road; running thence (3) in a
general northerly direction on a curve to the left along the

(4) in a general northeasterly direction along the boundary
