TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the part of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read"parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in Mattituck, Town of
Southold, County of Suffolk and State of New York, known as Lots 33, 34 and 35 on a certain
map entitled, "Map of Shore Acres situated at Mattituck, Town of Southold, Suffolk County,
New York, filed in the Office of the Clerk of the County of Suffolk on January 3, 1914 as Map
No. 41 which said lots are bounded and described as follows:
BEGINNING at a point on the northwesterly side of North Drive (not open) where the same is
intersected by the division line between Lots 32 and 33 on the aforesaid;
RUNNING THENCE north 84 degrees 05 minutes 20 seconds west along said division line
182.23 feet;
RUNNING THENCE north 13 degrees 39 minutes 10 seconds east, 156.53 feet;
RUNNING THENCE north 85 degrees 42 minutes east 74.67 feet;
RUNNING THENCE south 88 degrees 05 minutes 40 seconds east 132.63 feet to the westerly
side of North Drive;
RUNNING THENCE southerly and southwesterly along the westerly and northwesterly side
of North Drive the following two courses and distances: 1) south 03 degrees 50 minutes 20
seconds west, 56.13 feet; 2) along the arc of a curve bearing to the right having a radius of
166.92 feet a distance of 133.69 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Grantor herein by deed
dated January 13, 1988 and recorded on February 1, 1988 in the Suffolk County Clerk's Office
in Liber 10530, Page 70.
