Sec, southerly line of Bay Avenue, said point being the northeasterly corner of the premises

Blk. 50" W. 167.61 feet to the stake; thence along land of Angeline McCaffrey S. 69° 23' 50"
05.00 W 288.87 feet to a stake and land of Howell Estate; thence along said. land of Howell
Lot Estate, three courses, as follows: (1) N. 21° 31' 20" E. 69.00 feet; thence (2) N. 300
020.00 08' 30" E. 143.39 feet; thence (3) N. 4° 29' 00" E. 8.92 feet to a stake; thence along
other land of the parties of the first part and parallel to the southeasterly boundary
hereinabove described and 150 feet northwesterly therefrom, measured at right angles
thereto, N. 690 23' 50" E. 202.56 feet to the point of beginning. BEING the sante
premises conveyed by ALICE BENEKE to WARREN HENDRICKSON, WILLIAM MANSFIELD HENDRICKSON,
and THOMAS CARLYLE HENDRICKSON, by Deed dated October 31, 1990, which Deed was recorded
in the Suffolk County Clerk's Office on February 19, 1991, in Deed Liber 11220, Page 150.

Lot. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
001.005 abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said premises are free from incumbrances,except as aforesaid; that the party of the first part will
execute or procure any further necessary assurance of the title to said premises; and that said party of the first part
will forever warrant the title to said premises.
The word "party" shall be construed as if it read"parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with
the buildings and improvements thereon erected, situate, lying
and being near Nassau Point, Town of Southold, Suffolk County,
New York, bounded and described as follows:
BEGINNING at a point at the southeasterly corner of the
premises to be described herein distant 288 . 87 feet southwesterly
as measured along the division line between land now or formerly
of Beneke and land now or formerly of Meyer, from the point where
it intersects the westerly side of Haywaters Drive, and from said
point of beginning; running thence South 69 degrees 23 minutes
