BEGINNING at a point on the easterly side of Oak Street distant 730.72 feet southerly from the intersection
of the southerly side of Pierce Drive with the easterly,side of Oak Street;
RUNNING THENCE North 82 degrees 01 minutes 10 seconds East 167.87 feetito'the westerly side of
Eugene's Creek;
THENCE alor g �i tie line along the westerly side of Eugene's Creek, South 35 degrees 22 minutes 55 seconds
East 70.14 feat;
THENCE South 86 degrees 40 minutes 00 seconds West 200.81 feet to the easterly,side of Oak Street;

the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Nicholas J. Micciche and Helen P Micciche,
his wife by deed dated 3/4/83 recorded 3/23/83 in Liber 9331 cp 235.
PREMISES being known as 260 Oak Street, Cutchogue, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said
premises, anc °i,e estate therein,which the party of the first part has or has power to convey or dispose
of, whether indb,i(hUally, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the'premises
herein granted .irto the party of the second part, the heirs or successors and assigns of the party of the

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid. ."
AND the party of the first part, in compliance with Section 13 of the Lien Law; covenants_that the`party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to or,applied first for the purpose of paying the cost of the improvement and will apply the same
