party of the first part, and ALBERT T. LAFRANCE and WALIA F. LAFRANCE, his wife, both
residing at 3666 Stokes Avenue, Bethpage, NY,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Ddlars and other valuable consideration paid by
the party of the second party, does hereby grant and release unto the party of the secondpart, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York, known and
designated as Lot No. 14 on "Map of Inlet East Estates", filed in the Suffolk County Clerk's Office on May
1, 1975, as Map No. 6249, being more particularly bounded and described as follows:
BEGINNING at a point on the extreme easterly end of an arc of a curve having a radius of 25.00 feet, said
curve connecting the southerly side of Harborview Avenue with the westerly side of Inlet View East;
RUNNING THENCE along the westerly side of Inlet View East, South 8 degrees 34 minutes 10 seconds East,
80.00 feet to the division line between Lots 13 and 14; THENCE along said division line, South 56 degrees
54 minutes 40 seconds West, 401.71 feet to the division line between Lot 14 and vacant land now or formerly
of the State of New York; THENCE along said division line, North 29 degrees 58 minutes 20 seconds West,
110.00 feet to the division line between Lot 14 and land now or formerly of Corlett; THENCE along said
division line, North 50 degrees 53 minutes 50 seconds East, 239.27 feet to a point; THENCE North 39
degrees 06 minutes 10 seconds West, 25.00 feet to the southerly side of Harborview Avenue; THENCE along
the southerly side of Harborview Avenue, the following three (3) courses and distances: 1) North 78 degrees
18 minutes 40 seconds East, 114.29 feet; 2) North 81degrees 25 minutes 50 seconds East, 73.10 feet; and 3)
Along the arc of a curve, bearing to the right and having a radius of 25.00 feet, a distance of 39.27 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as those conveyed to the party of the first party by deed
DIST dated 5/13/97 and recorded on 5/22/97 in the Suffolk County Clerk's Office in Liber 11831 at page 914.

TOGETHERwith all right, title and interest, if any, of the party of the first part in and to ary streets and roads abutting
the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has notdone or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
ANDthe party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement andwill apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The work "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
