WITNESSETH, that the party of the first part, to whom File No. 2355P97 letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on December 24, 1997 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of--------

release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying andbeingialW% at Mattituck Inlet, Town• of Southold, County of Suffolk and State
of New York, known and designated as Lot 34 on a certain map entitled, "Map of Captain
Kidd Estates", and filed in the Office of the Clerk of the County of Suffolk on
January 19, 1949, as Map No. 1672.
BEGINNING at a point on the Northerly side of Sound Beach Drive where the same is
intersected by the division line between Lot 34 and Lot 35 as shown on the above
mentioned map;
Dist. 1000 RUNNING THENCE along the Northerly side of Sound Beach Drive South 57 degrees,
30 minutes 00 seconds West, 50.23 feet to the division line between Lot 34 and Lot 33;
Sec. 106.0 'THENCE along said division line North 38 degrees 00 minutes 00 seconds West, 156.19
Lot 0100 feet to the line of high water mark of the Long Island Sound;
THENCE along said high water mark North 55 degrees 00 minutes 00 seconds East, '
Blk. 032.000 50.07 feet to the division line between Lot 34 and Lot 35;
THENCE along said division line South, 36 degrees 00 minutes 00 seconds East, 158.38
feet to the Northerly side of Sound Beach Drive at the point or place of BEGINNING.
PREMISES also known as and by number 1550 Sound Beach Drive, Mattituck, New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to conveyor dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
