State of New York, known and designated as Lot No. 251 and part of Lot
District No. 252 on a certain map entitled, "Amended Map A of Nassau Point on
1000 Augut 16 , 1922, as Map No. 156 , said lot and part of lot when taken

Block southerly end of an irregular curve connecting the south side of North

Cove; THENCE along said mean high water mark of Broadwaters Cove the
following three courses and distances :
1 . North 83 degrees 51 minutes 20 seconds East, 51. 64 feet;
2 . South 66 degrees 23 minutes 00 seconds East, 27 . 58 feet;
3 . South 53 degrees 26 minutes 00 seconds East, 39 . 35 feet to the
westerly side of North Pond Road; THENCE along the westerly side of
North Pond Road, South 25 degrees 39 minutes 50 seconds West, 212 .49
feet; THENCE along an irregular curve South 39 degrees 07 minutes 10
seconds West, 25 .49 feet to the northery side of Broadwaters Road, the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors
herein by Deed dated 6/8/94, recorded in the Suffolk County Clerk' s
Office on 7/'11/94 in Liber 11684, Page 702 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid.

the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
