State of New York, known and designated as Lots 61 and 62 on a certain map entitled
"Map of Section Two, Property of M.S. Hand, situate at Cutchogue, Suffolk County,
New York," made by Otto W. Van Tuyl'from surveys completed March 23, 1939
(and filed in the Suffolk County Clerk's Office on May 12, 1939 as Map NO. 128011 ,
more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Track Avenue distant on a course
of South 44 degrees 42 minutes 4Q `;seconds East 870.28 feet from the corner formed
by the intersection of the northeasterly side of Track Avenue and the southeasterly
side of Stillwater Avenue, said point of beginning being also at the southeasterly
corner of Lot 63 on the aforesaid map;
RUNNING THENCE North 45 degrees 17 minutes 20 seconds East along the southeasterly
side of said Lot No. 63, 183.99 feet to the southeasterly corner of Lot NO. 102;
RUNNING THENCE along the southwesterly side of Lots 102 and 101, South 42 degrees
50 minutes 40 seconds East 100.06, feet to the northwesterly corner of Lot No. 60;
RUNNING THaiCE South 45 degrees 17 minutes 20 seconds West 180.73 feet along
the northwesterly side of Lot No. 60 to the northeasterly side of Track Avenue;
RUNNING THINCE Northwesterly along thefnortheasterly side of Track Avenue, North
44 degrees 42 minutes 40 seconds West 100 feet to the point or place of BEGINNING.

Being andintended to be the sameprenises conveyed to grantors by deed dated
12/21/70 recorded 12/23/70 in Liber 6859 cp 562.
Known as and by the street address 865 Track Ave. , Cutchogue.
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
