THIS INDENTURE,made the 25th day of March,nineteen hundred and ninety nine

EMANUEL SAVAS and HELEN A. SAVAS, as trustees of The
Emanuel Savas Living Trust, and HELEN A. SAVAS and
EMANUEL SAVAS, as trustees of The Helen A. Savas Living
Trust,residing at 40 South Park Avenue,Tenafly,New Jersey
party of the first part,and
PAUL J. McKEE and LUCILLE McKEE, his wife, residing at
20 Midland Street,Cold Spring Harbor,New York
party of the second pan,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever,
All that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at the southeasterly corner of the hereinafter described premises, the following three (3)courses and distances
from the comer formed by the intersection of the northwesterly side of Picnic Bay Boulevard with the southwesterly side of
Laurelwood Drive;
1) North 38 degrees 17 minutes 10 seconds West, 174.84 feet;
2) North 54 degrees 34 minutes 30 seconds West, 130.39 feet;
3) South 51 degrees 42 minutes 50 seconds West,351.97 feet to the true point or place of beginning;
RUNNING THENCE South 51 degrees 42 minutes 50 seconds West, 11.40 feet;
RUNNING THENCE North 25 degrees 23 minutes 00 seconds West, 145.00 feet;
RUNNING THENCE North 54 degrees 56 minutes 00 seconds East, 17.30;
RUNNING THENCE South 23 degrees 03 minutes 27 seconds East, 145.50 feet to the point or place of BEGINNING.
SAID PREMISES being the same premises conveyed to the party of the first part by deed dated July 31, 1998 and recorded
on September 9, 1998 in Liber 11916 cp 26 in the office of the Suffolk County Clerk's Office.
SAID PREMISES being known as and by the street address Lot 4,Map of Laurelwood Estates, Southold,New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties"whenever the sense of this indenture so requires.
