Made the '�h day of August, Nineteen Hundred and
Ninety-Nine
Between JOSEPH POLLIO and RUTH POLLIO, his wife, both
residing at 4 Copperfield Lane, Old Brookville', NY 11545,
parties of the first part, and
RUTH POLLIO, Trustee of the Ruth Pollio Revocable Trust
dated August 18 , 1999, residing at 4 Copperfield Lane, Old
Brookville, NY 11545, party of the second part,
Witnesseth that the parties of the first part, in
consideration of one Dollar ($ 1 . 00 ) lawful money of the
United States, paid by the party of the second part, do
hereby grant and release unto the party of the second part,
their heirs and assigns forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being located at Mattituck in the Town of Southold,
County of Suffolk, State of New York, being bounded and
described as follows :
BEGINNING at a point on the southerly side of Middle
Road (C.R. 27 ) aka Old Middle Road marking the northeast
corner of the premises herein described; said point also
being the northwest corner of land now or formerly of
Rutnowski; running thence South 350 51' 40" East along said
land now or formerly of Rutnowski 812 .41 feet to a point on
the northwesterly side of Middle Road (C.R. 48 ) aka Main Road
aka Kings Highway; thence the following two (2 ) courses and
distances along last mentioned road; ( 1 ) South 140 23 ' 13"
West 314 . 16 feet to a point; (2 ) Southerly along the arc of
Conway a curve bearing to the right having a radius of 2231 .83 feet
Lavelle and a distance of 1.07 .43 feet to a point and land now or
& Finn formerly of Tuthill, Torray, Lupton & Son, Inc. ; thence North

Bargain&Sale Deed with Covenant Against Grantors Acts
BEING the same premises conveyed to the party of the
first part by deed dated December 23, 1986 and recorded in
the Suffolk County Clerk' s Office on January 7, 1987 in Liber
10213 at Page 102 .
Subject to all covenants, easements and restrictions of
record.
Together with all right, title and interest, if any, of
the parties of the first part in and to any streets and roads
abutting the above described premises to the center lines
thereof;
Together with the appurtenances and all the estate and
rights of the parties of the first part in and to said
premises ,
To have and to hold the premises herein granted unto the
party of the second part, her heirs and assigns forever.
And said parties of the first part covenant that the
parties of the first part have not done or suffered anything
whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And, That, in Compliance with Sec . 13 of the Lien Law,
the parties of the first part will receive the consideration
for the conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other
purpose.
