the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors

described on Schedule A annexed hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises heroin granted unto the
party of the second part. the heirs or successors and assigns of the party of the second part forever.
AND ti~e party or the first part covenants that the party of the first part has not dons or suffered anything whereby the
said premises have been encumbered irt any way whatevm', except as aforesaid.
AND the party of the first part, in compliance with Sect,,on 13 of the Lien Law. covenants that the party of the first part will
receiwB the consideretion for this conveyance and will held the right to receive such consideretion as a trust fund to be

ALI; that certain piece or parcel of land situate at Orient,
Town of Southold, County of Suffolk, and State of New York,
bounded and described as follows:
BE¢~INNING at a point where the westerly line of a certain 25
foot right-of-way hereinafter described intersects the center of
the inlet leading from. Pete Neck Creek to a certain salt pond;
rtunning thence along said westerly line of sa~d r. ight-of-way, two
courses as follows: (1) South 14° 42' 20" E~st, 225.0 feet;
thence (2} South 44° !S4' 20" East, 126.21 feet to a concrete
monument set at the northwesterly corner of land conveyed or
about to be conveyed by the parties of the first part to Mary
Louise L. Blank; thence along the westerly line of said land and
passing through a concrete monument set about 201 feet southerly
along said line, South 29° 26' 10" West, 260 feet, more or less,
to the ordinary high water mark of Orient Bay; thence
northwesterly along said ordinary high water mark 390 feet, more
or less,; thence along the southeasterly line of other land of
the parties of the first part and passing through a concrete
monument set about 35 feet northeasterly along said line, North
33~ 29' 10" East, 220 feet, more or less, to the center of said
inlet leading from Pete Neck Creek; thence along the center of
said inlet southeasterly and then northeasterly about 200 feet to
the point of beginning.
TOGETHER with all the right, title and interest of the
parties of the first part, of in and to the land under water in
Orient Bay lying contiguous to said premises.
Together with a right-of-way for ingress and egress across
the road owned by the party of the first part running through
· Little Woods" from the property herein above conveyed to King
Street.
Suk)ject to a declaration of covenants and restrictions
affecting the herein described property to be hereinafter made by
the party of the first part and recorded in the Office of the
Clerk of the County of Suffolk, State of New York.
BEING AND INTENDED TO BE the same premises conveyed to the

being more particularly bounded and described as follows:
BEGINNING at a point on the westerly line of a private road,
said point being on the division line of land of Mary Louise
Blank on the north and George R. Latham Jr. on the south.
Running thence from said point of beginning along the
westerly line of the private road, S. 28" 37' 39" E. 131.00 feet
to a point.
Running thence through land of George R. Latham, Jr. S.
2'7' 49" W. 213.54 feet: and N. 86~ 30' 00" W. 70.00 feet to a
point, ~nd land of Mary Louise Blank.
