THIS INDENTURE, made the Z-*,'-' day of January, in the year Two Thousand Two
BETWEEN
PATRICIA THOMPSON VINCENT, residing at 4020 Bluebird Lane, Oxnard, CA 93033, as
specific devisee under the Last Will and Testament of Stanley J. Rutko~vski dated April 20, 1999
(Suffolk County Surrogate's Court File No. 250 P 2001)
party of the first part, and
RiCHARD COFFEY and ELEANOR COFFEY, husband and wife, both residing at 319 Avenue
C, Apt. 3F, New York, New York 10009
party ofthe second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at East Marion, Town of Southold, County of Suffolk and State of
New York, more particularly bounded and described as follows:-
BEGINNING at a monument on the northerly line of Main Road (NYS Route 25) where the
westerly boundary of the hereinafter described parcel and the easterly boundary of lands now
or formerly of the Village of Greenport intersects the said northerly line of Main Road (NYS
Route 25) and from said point of beginning running along said lands now or formerly of the
Village of Greenport and North 21 degrees 02 minutes 50 seconds West 223.41 feet to lands
now or formerly of Golf View Associates;
RUNNING THENCE~ along said lands now or formerly of Golf View Associates, the
following two (2) courses and distances: (1) North 68 degrees 59 minutes 00 seconds East
394.10 feet; (2) South 18 degrees 10 minutes 10 seconds East 220.24 feet to the northerly side
of Main Road (NYS Route 25);
RUNNING THENCE along said northerly line of Main Road (NYS Route 25) South 67
degrees 31 minutes 40 seconds West 288.57 feet;
THENCE westerly on a curve to the right having a radius of 1009.00 feet a distance of 94.80
feet to the point or place of BEGINNING.
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
