THIS INDENTURE, made the /~Tw~"~y of February, in the year Two Thousand Three

party of the first part, and
PAMELA A. REID, residing at 216 West Obrecht Road, Sykesville, Maryland 21784, and
WILLIAM J. VOLINSKI. JR.. residing at 1425 Shipyard Lnne, East Marion, New York 11939
party of the second pan,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second pan forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon em:ted,
situate, lying and being at East Marion, Town of Southold. County of Suffolk and State of
New York, bo~n~xi and described as follows:-
BEGINNING at an iron pipe on the easterly line of Shipyard Lane about 1484 feet southerly
along the said easterly line from the Main Road. said point of beginning being the
northwesterly corner of land conveyed by Conrad Volenski and another to John Volenski. and
from said point of beginning
RUNNING THENCE along said easterly line of Shipyard Lane, North 24 degrees 55 minutes
30 seconds West, 100 feet;
THENCE along land now or formerly of Sosnowski, North 65 degrees 39 minutes 40 seconds
East, 167.54 feet to land now or formerly of Czercpowicz;
THENCE along said land now or formerly of Czerepowicz, South 24 degrees 56 minutes 30
seconds East. 100 feet to said land of John Volenski;
THENCE along said land, south 65 degrees 39 minutes 40 seconds West, 167.56 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveycxi to thc party of the first part by
deed from William Voliaski a/k/a William Volenski, dated July 13, 1962, and recorded in the
Suflblk County Clerk's Office on July 16, 1962, in Liber 5197 page 345.
RESERVING,. HOWEVER, a legal life estate, in the above-described premises with the
buildings'and"irnprovements thereon erected, in and to the party of the first part.
THE PARTY' OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTME,NT, exercisable as often as they may choose, to change their remainderman as
follows:'
TO or among 'any one or more members of a class consisting of the party of the first part's
descendants, in any degree, whether presently living or horn hereafter, in such proportions and
amounts, without regard to equality, outright or in trust, as the party of the first part may
direct and appoint during their Ill,time by a properly writlen and acknowledged instrument.

party of the fir'st part may not appoint themselves, their estates, their creditors or the creditors
of their estate, under any circumstances.
TOGETHER ~'ith all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the eslate and rights of the party el' the first part in and to said
premises; TO HAVE AND TO HOLD the premiss herein granted unto the party of the ~cond
part, the heirs o.r successors and assigns oCthe party et'the second part forever.
AND the par~y,ot' the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid. :
AND the parry'of the first paR, in compliance with Section 13 of the Lien Law. covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive'.such consideration ns a trust fund 1o be applied first for the purpose ofpaying the
cost of the improvement and will apply the ~me first to the payment of the cost of the
improvement bg. fore using any part of the total ofth¢ same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
