feet nottheesterly as measured along the southeasterly side of Main Road S.R. No. 25 from the
corner formed by the intersection of the southeasterly side of Main Road S.R. No. 25 and the
northeasterly side of Shipyard Lane;
RUNNING THENCE North 44 degrees 36 minutes 31 seconds East along the soutbeasterly
side of Main Road S.R. No. 25,201.79 feet;
THENCE South 37 degrees 45 minutes 19 seconds East, 256.04 feet;
THENCE South 52 degrees 14 minutes 41 seconds West, 225.00 fi:et;
THENCE North 37 degrees 45 minutes 19 seconds West, 60.48 feet;
THENCE North 52 degrees 14 minutes 41 seconds East, 25.00 feet;
THENCE North 37 degrees 45 minutes 19 seconds West, 168.74 feet to the southeasterly side
of Main Road S.R. No. 25, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of thc first part by
deed dated January 23, 1986, and recorded on February 3, 1986, in the Office of the Suffolk
Counly Clerk in Liber 9971, Page 30 (premises and more).
TOGETHER with all right, title and i~terest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to thc center lines thereof; TOGETHER
with the appu~enances and all the estate and rights ofthe pa~y of thc first part in and to said
premises; TO HAVE AND TO HOLD thc premises herein granted unto thc party of the second
part, the heirs or successors and assigns of the party ofthc second part forever.

anything whereby the said premises have been encumbered in any way whatever, except es
aforesaid.
AND thc party ofthe first I~, in compliance with Section 13 ofthe Lien Law, covenants that
the pa~ of the first part will receive the consideration for this conveyance and will hold thc
dght to receive such consideration as a trust fund to be applied first for the propose of paylng the
cost of the improvement and will apply the same first to the payment of thc cost of the
improvement before using any p~rt ofthe total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever thc sense of this indenture so
