thc party of the second part, the heirs or successors and assigns of the party of the second part forever,

TOGETHER with all fight, title and interest, if any, of the party of the first part in and to an}' streets and
roads abutting the above described premises to the center lines thereof.

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or

AND the party of thc first part covenants that thc party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first pan, in compliance with secdon 13 of the Lien [.aw, covenants that the party
of the first pan will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first lbr the purpose of paying thc cost of the improvement, and
will apply the same first to the payment of the cost of the improvemenl before using any part of the total of
the same for any other purpose. Thc word -party" shall be construed as if it read "parties" whenever the
sense of this indenture .so requires.

York. being known and designated as the northerly portion of Lol 5 and 6 as shown on a certain map
entitled, "Map of Section 2 of Gardiner's Bay Estates" filed in thc Office of the Clerk of the County of
Suffolk on September 23, 1927 as Map No. 275 and more particularly bounded and described as follows:
COMMENCING at a concrete monument set at Ihe comer lbrmed by the inlersection of the easterly
side of Old Orchard Lane with the southerly side of Oak Court;
RUNNING THENCE easterly along the southerly side of Oak Court North 58 degrees 58 minutes
30 seconds East. 57.28 feet to a pipe set at the northwest comer of Lot No. 4 on said map;
