L.S 2004 Re: (05-190) - Framing, plumbing, insulation and fire stopping inspection for new construction on tax parcel # 1000-83-1-14 Dear Mr. Aliano: On May 17, 2006 1 inspected the house under construction on Suflblk County tax parcel # 1000- 83-1-14 in the hamlet of Cutchogue, New York for the purpose of checking the framing, plumbing, insulation and the fire stopping of mechanical penetrations. During my inspection I found the framing to be consistent with the plans, appropriate tecos and tie downs were properly installed. The plumbing was satisfactorily under test with air pressure on the copper supply lines and a water test with purple cleaner at the joints being performed on the sanitary PVC. Insulation was installed in a satisfactory manner and the mechanical penetrations had been properly fire stopped as required. There were two modifications from the plans. The first was the addition of a zero clearance fire place in the master bedroom and the second was the addition of a headered opening from the front (middle) bedroom to an alcove area adjacent to the stairwell. At the time of my inspection the house was sheathed, all but two of the windows installed and the galvanized strapping installed. During my inspection I found both the side strapping (box beam to studding and first floor studding to second floor studding) and the window strapping were properly installed in an appropriate and satisfactory manner. The two remaining windows to be installed will be strapped and photographic evidence of this is to be provided. During my inspection I found that the rafter strapping had been completed and the roofing installed, based upon photographic documentation and comparison of these photographs with the physical premises I find that the rafter strapping was installed in a satisfactory manner. L.S 2004 Nicholas Aliano 970 Route # 25A Miller Place, New York 11764 Re: (05-190) - Foundation inspection for new construction on tax parcel # 1000-83-1-14 Dear Mr. Aliano: On January 9, 2006 and January 24, 2006 1 inspected the foundation, its waterproofing and the retaining wall under construction on the above referenced tax parcel located in Cutchogue, New York for the purpose of determining structural soundness. The foundation was constructed on the subject parcel which is a sloped lot with a gradient of approximately 1 on 2.5, and having an upper soil stratum of silty sand and a lower stratum of fine to coarse sand (based upon a test hole by Mc Donald Geoscience). The topographic and foundation location surveys reveal that the rear wall of the foundation was constructed where the lowest natural grade was at elevation 35.0. The foundation location survey reveals that the top of footing for this foundation is at elevation 41.6. The builder has reportedly constructed the foundation w~h a deep footing (actually a lower foundation) that extehds 9' below the actual foundation (an 8' high wall on a 1' high footing). This footing or lower wall is reportedly 12" thick, steel reinforced and extends along the rear and both rear sides of the foundation and has been backfilled on both sides. Based upon the topography, the foundation elevation, and the reported nature of construction I find that the bottom of the footing was constructed a minimum of 2' into virgin soil on a slope of 1 on 2.5. The soil bearing capacity for the material on this site is about 2 ton per square foot and its' natural slope of repose is approximately 1 on 1.5. Therefore, based upon the information provided, the foundation is resting on structurally adequate material and the radiation of the loading is fully within the surrounding material. Therefore I find that the foundation as reportedly constructed is structurally satisfactory. The waterproofing of the foundation for this lot was completed at the time of my inspection. The waterproofing consisted of a sprayed-on product known as "Mar-flex 5000" which appeared to be properly applied in both quantity and location. The product has a 25 year warranty and seems to be more than appropriate for use in this application. The railroad tie retaining wall was under construction at the time of my inspection and was being constructed on the northeasterly and southeasterly sides of the foundation. The walls were of fully cribbed railroad tie construction with a second tier of construction commencing at the time of my inspection. The code defined building height was determined by calculating the average pre-construction elevation of site at the proposed building location and subtracting it from the ridge height of the proposed residence (all elevations are based upon survey data provided by Peconic Surveyors P.C.). An analysis of the existing elevation of the site at the proposed building location revealed that the average preconstmction elevation surrounding the proposed building was 42.7'. The elevation of the top of the foundation footing was 41.6', and the height of the building from the top of the foundation footing to the ridge based upon the proposed plans was 37'9" (37.75'). This makes the elevation of the ridge 79.35' and the height of the ridge above the average grade 36.65' which is 1.65' higher than permitted by code. In order to bring this residence into compliance with the town's code it will be necessary to lower the ridge this can be accomplished by changing the pitch of the upper roof from 8 on 12 to 6 on 12. The foundation was constructed on the subject parcel which is a sloped lot with a gradient of approximately 1 on 2.5, and having an upper soil stratum of silty sand and a lower stratum of fine to coarse sand (based upon a test hole by Mc Donald Geoscience). The topographic and foundation location surveys reveal that the rear wall of the foundation was constructed where the lowest natural grade was at elevation 35.0. The foundation location survey reveals that the top of footing for this foundation is at elevation 41.6. The builder has reportedly constructed the · foundation with a deep footing (actually a lower foundation) that extends 9' below the actual foundation (an 8' high wall on a 1' high footing). This footing or lower wall is reportedly 12" thick, steel reinforced and extends along the rear and both rear sides of the foundation and has been backfilled on both sides. Based upon the topography, the foundation elevation, and the reported nature of construction I find that the bottom of the footing was constructed a minimum of 2' into virgin soil on a slope of 1 on 2.5. The soil bearing capacity for the material on this site is about 2 ton per square foot and its' natural slope of repose is approximately 1 on 1.5.
