Holddown anchor bolts shall be sufficiently fastened to foundation so as to resist specified uplift loads. Coordinate with Architect. Framing at Holddown installatioln locations shall be doubled and face nailed at 3" O.C. Use a steel nylon locking nut or'thread adhesive on anchor bolts. Bolt holes shall be a minimum of 1/32" to a maximum of 1/16" larger than the bolt diameter. Standard washers are required between stud bolts nuts and wood. DESIGN CRITERIA Building construction specifications were developed using the prescriptive and engineereed design methods described in the Wood Frame Construction Manual (W.F.C.M) 1995 SBC High Wind Edition for one and two family dwellings, as required by the Building Code of New York State. Framing elements shall be sized in accord with W.F.C.M proscriptions for the required framing conditions or the framing schedule which is provided for convenience. For compliance with W.F.C.M. Icad resistance requirements, the following framing requirements shall be met, in addition to other construction requirements as may be set forth in these documents or in the W.F.C.M: Double top plates provided at the top of all Icad-bearing walls, overlapping at comers and intersections with other Icad-bearing walls, or reinfomed per W.F.C.M Bracing, bridging, and collar ties installed according to the provisions of W.F.CM. Studs continuous between horizontal supports. Where notches and/or holes exceed the limits set by the W.F.C.M, adequate remedial measures taken. All code-required clips, straps and foundation anchoring installed as proscribed, in order to develop full resistance to the proscribed Icad conditions. FIRE PROTECTION In accordance with Section R317.1.1 and A J102.3 of the Residential Code of NYS, smoke alarms shall be installed at the following locations: - In each sleeping room. - Outside each separate sleeping area in the immediate vicinity of the bedrooms. - On each additional story, including basement or cellar, but not in crawl spaces or uninhabitable attics. In addition, one carbon monoxide detector shall be installed on each floor level where sleeping quarters are located. Where internal wall and ceiling exposure permits access, all alarms shall be hard wired and smoke alarms intemonnected. In other areas where required, battery powered alarms shall be provided. ENERGY CALCULATIONS Calculations shall be provided utilizing an approach based on performance of the total building envelope, as set forth in the Energy Conservation Construction Code of New York State.
