SALMINEN, residing at 213 ChOctaw Drive, Montgomery, Alabama 36117,
party of the second part,
WITNESSETH, that the party of the tim part, in consideration of Ten Dollars and other valuable
consideration paid by the patty oftbe second part, does hereby grant and relc'ase unlo the palxy of
the second pa~, the heirs or successors and assigns of the pan'y of the second pa~ forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
e~cted, situate, lying and being at East Marion, Town of Southold, County of Suffolk, and
.State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of land heretofore conveyed by the East Marion
Land Improvement Company, Inc. to Edwin H. King and E. Stanley Duvall;
RUNNING THENCE in a northerly direction nmi at right angles to thc northerly line of said
land formerly of Edwin H. King and E. Stanley Duvail, fifty-eight (58) feet;
THENCE eazt~iy and parallel with the northerly line of said last mentioned land, One
Hundred Seventy-Five (175) feet, more or less, to the shore of Marion Lake;
THENCE southerly along the shore of Marion Lake to the said land formerly of Edwin H.
King and E. Stanley Duvall;
THENCE westerly along the land last mentioned, One Hundred Eighty-Seven and One-Half
(187 ~) feet, more or less, to the point or place of BEGINNING.
The premises above described being bounded generally as follows:
Northerly by lands of Marrietta Smith Ketcham;
Easterly by Marion Lake;
Southerly by land formerly of Edwin H. King and E. Stanley Duvall; and
Westerly partly by a 24 foot rondwny and party by other lands formerly of the Fast Marion
· Land Improvement Company, Inc.
TOGETHER with the right, title and interest of the party of the first part in and to the lands
under waters of Marion Lake adjoining said premises for a distance of One Hundred (100) feet
from the existing shoreline.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated Dcccmher 13, 1950 and recorded December 13, 1950 in the Office of the Suffolk
County Clerk in Liher 3163, Page 453.

THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman as
follows:
TO or among any one or more members of a class consisting of the party of the first pan's
descendants, in any degree, whether presently living or bom hereafter, in such proportions and
amounts, without regard to equality, outright or in trust, as the patty of the first part may direct
and appoint during her lifetime by properly written and acknowledged instrument, and recorded
prior to death, making specific reference to this power of appointment. The party of the fhst part
m. ay pot appoint themselves, their estate, their creditors or the creditors of their estate, under any
¢lreumstances.
.TOGETHER with all right, title and intt~st, if any, of the party of the first part in and to any
streets and rands abutting the above described premises to the cenler lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein gmntod unto the party of the second
pm~, the heirs or successors and assigns of the party of thc second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffewl
anything whereby the said premises have been encum 'be~d in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before u~ing any part of the to~ of the same for any other purpose.
The word "party" shall he construed as if it read "pmlies' whenever the sense of this indenture so
requires.
