�i WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
uhA paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

BEGINNING at an iron pipe set in the southeasterly corner of the
premises herein described being located the following two courses
and distances from the intersection of the southerly line of
Main State Road with the westerly line of Bay Avenue, to wit:
a Q (1) South 29 degrees 06 minutes 40 seconds East 496 .00 feet to the
southeasterly corner of land now or formerly of Dzenkowski; thence
(2) Running along the southerly line of sald land of Dzenkowski
L V South 56 degrees 35 minutes 20 seconds West 150.00 feet to the

point of beginning of the parcel herein described; from said point
Q 2 of beginning running thence along lands now or formerly of Koch
and Smith South 56 degrees 35 minutes 20 seconds West 186 . 37 feet
to land now or formerly of Radford; running thence along land last
mentioned North 27 degrees 46 minutes 30 seconds West 150. 31 feet
to land now or formerly of Gardiner; running thence along land last
mentioned and along land of Dean (Parcel I above) North 56 degrees
F 35 minutes 20 seconds East 182.85 feet to land now or formerly of
Karas; running thence along land last mentioned and along land now
or formerly of Dzenkowski South 29 degrees 06 minutes 40 seconds
East 150 feet to the point or place of beginning.

BEING and intended to be the same premises conveyed to Jean Ellen
III �I� Dean, one of the sellers herein, by deed dated September 18, 1972
and recorded in the Suffolk County Clerk' s Office on October 24 , 1972
in Liber 7267 of deeds at page 71.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
G� roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to Said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
J AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
