the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors

bounded and described as follows :
Beginning at a concrete monument set at the gouthwester3' corner
of land of Everett Vail at the northwesterly corner of the premises
herein described, and running along said land of Everett Vail and
along land of William F. Griffin-; "state , South 850161 East 266.65
feet; thence along the westerly line of a certain 16-foot right of
way over land of Edna Brown, South 240251 Fast 296.07 feet; thence
along the northerly line of other land of said Edna Brown known as
"Bay Lake Park", South 820201 Test 330. feet more or less to the
shore of Marion Lake; thence northwesterly along said shore of
Marion Lake 95. feet more or less; thence along land now or formerly
of Prlabel R. Idelson , North 00051120" West 260. feet more or less to
the point of beginning. Containing 2.25 acres by survey.
Together with a right of way sixteen feet in width from the
southeasterly corner of the premises northerly about 515. feet

Being and intended to be the premises described as Parcel 1
In the deed of Florence E. Tuthill to party of the first part
dated Varch 31, 1951, recorded Liber 3198 cp 589 .
EXCEPTING AND RESERVING, however, to the parties of the first part
and the survivor of them, the life use of the said premises during
their joint lives and the life of the survivor of them, for all
purpoges; they to pay the taxes and insurance on said premises .
Together with all the ri.,;ht title and interest of party of first part
of, in and to the lands under the waters of niiarion sake adjacent to
said Parcel.
Together vyith all right, title and interest, if any, of the party of the first Partin and to any streets and roads abutting
the above Oescribed premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successorli and assigns of the party of the second part forever, and the
survivor of them.
And the pgrty of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will re`eive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "Party"shall be construed as if it reel "parties"whenever the sense of this indenture so requires.
