of New York, bounded and descrihed as follows:
BEGINNING at a point on the sonthcrly side of Main Road (New York State Route 25) distant 276.12 feet
westerly from a monument marking the point where the northwesterly comer of land of Mosback intersects
the southerly side of Main Road, said point or place of beginning also being the northeasterly comer of the
)remises hereinafter described and the northwesterly comer of land of Edwin R. Schafer;
rUNNING THENCE along land of Edwin R. Schafer the following three (3) courts and distances:
I. South 22 degrees 40 minutes 00 seconds ~:~gt 129.60 feet;
2. South 23 degrees 02 minutes 40 seconds East 117.09 feet;
3. South 64 degrees 05 minutes 50 seconds West 106.54 feet to land of Deborah A. Kusa;
THENCE along said land of Kusa and land of unknown owner, the following two (2) courses and distances:
1. North 29 degrees 25 minutes 20 seconds West 188.75 feet;
2. North 26 degrees 06 minutes 20 seconds West 149.49 feet to the southerly side of Main Road;
THENCE along the southerly side of Main Road the following two (2) courses and distances:
1. South 1t4 degrees 05 minutes 30 seconds E~st 99.24 feet;
2. South 76 degrees 20 minutes 00 seconds East 61.60 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed Lo the parties orthe first part by deed dated
January 11, 2001 recorded in thc Office of the Clerk ofthc County of Suffolk on January 25, 2001 in Libcr
! 2099 page 047.
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting thc above dcscrihed premises to thc center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of thc party of the first part in and to said

FO HAVE AND TO HOLD the premises herein granted unto the par~ of thc second part, the heirs or
successors and assigns of the part)' of the second pntl forever.
AND the part/of the firs'~ part covenants that the potty of the first part has not done or sulTered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first pan, in compliance with Section 13 of the Lien Law, covenants that the patty
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement helbre using any part oFthe total of
the same for any other purpose. The word "party" shall he construed as if it read "parlies" whenever the
sense of this indenture so requires.
