THIS INDENTURE,
made the 19th day of January, Two Thousand Six (2006) between
Ellen J. Sullivan, residing at 47 Schuyler Avenue, Rockville Centre, New York
l 1570 (hereinafter referred to as "Grantor") convcying her 50% interest, and
Ellen M. Moleno, residing at 94 Hamilton Road, Rockville Centre, New York 11570
and Paul E Sullivan, residing at 83 Capitolean Boulevard, Rockville Centre, New
York 11570, as Trustees of the Ellen J. Sullivan Irrevocable Trust dated January
19. 2006 (ho~einafler referred to as "Grantee").
WlTNESSETH that thc Grantor, in consideration ofTen and 00/i 00 Dollars (Sl 0.00) and
other valuable consideration paid by the Grantee, do hereby grant and release unto the Grantee, the
heirs or successors and assigns of the Grantee forever,
ALL that certain pint, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at East Marion, Town of Southold, County of Suffolk and State of
New York, described as follows:
BEGINNING at an iron pipe on the Southwesterly side of West Lane, distant 75 feet Southeasterly as
measured along the Southwesterly side of West Land from 1he comer formed by thc intersection of
the Southwesterly side of West Lane with the Southerly side of North Lane; and
RUNNING THENCE South 31 degrees 0 ! minutes 30 seconds East along the Southwesterly side of
West Lane, 75 feet to an iwn pipe, and land of Bushinann;
THENCE running along last mentioned land, South 58 dcgroes 58 minutes 30 seconds West, 125
feet to an iron pipe and land shown on '*Map of Section 2, Gardiners Bay Estates** owned by
Gardlners Bay Company, Inc.:
THENCE mrming along last mentioned land, North 3 i degrees 01 minutes 30 seconds West, 75 feet
to an iron pipe and land of Thorp;
THENCE running along last mentioned land, North 58 deg~cs 58 minutes 30 seconds, East, 125 feet
to the point or place of BEGINNING.
BEING the same premises conveyed to Ellen J. Sullivan (50% ownership), Ellen Sullivan-
Moleno (10% ownership), Paul T. Sullivan (10% ownership), Kevin J. Sullivan (10% ownership,
Patricia Sullivan-Kriss (10% ownership) and Kathlenn Sullivan-Jordan (I 0% ownership) by deed
dated December 26, 1995 and recorded in the Suffolk County Clerk's Office on January 12, 1996 in
Liber 11758 at Page 22.
TOGETHER with all right, title attd interest, if any, of the Grantor in and to atO, streets and
roads abutting the above described premises to the center lines thereof:
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to
said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee. the heirs or
successors and assigns of the Grant~, f~rever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the
said premises have been encumbered itt any w~. whatever, except as aforesaid.
