with its place of business c/o Lapp & Lapp, 100 Cedarhurst Avenue, PO Box 4;35, Cedarhurst,
New 'Fork 11516, party of the first part, and
Elizabeth A. Kramer, residing at 134 Lee Road, Garden City, New York 11530, party of the
second part,
WITNESSETH, that the ;:,arty of the first part, In consideration of $5,500.00 dollars,
lawful money of the United States, paid by the party of the second part, does hereby remiss,
release and quitclaim unto the party of the second part, the heirs or successors and es,signs of
the party of the second part forew=~r,
All that part or parcel of lan~d situated at East Marion, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
Beginning at a monument at the intersection of the easterly side of East Lane with the
southerly side of North Lane thence running north 31 degrees 01 minutes 30 seconds west a
distance of 38.34 feet to the northerly side of North Lane;
Then(,'e, along the northerly side of North Lane south 82 degrees 31 minutes 20 seconds east
a distance of 194.59 feet to a point;
Thence, south 59 degrees 08 minutes 40 seconds west a distance of 24.19 feet to a
monument;
Thence, south 30 degrees 51 minutes 20 seconds east a distance of 19.12 feet to a monument
at the southerly side of North Lane;
Thence, along the southerly side of North Lane north 82 degrees 31 minutes 20 seconds west
a distance of 163.60 feet to the point or place of beginning.
Premi:ses being vacant land and part of North Lane, East Marion, New York.
This conveyance has been made with the consent of the holders of at least two thirds of the
members of the association entitled to vote thereon obtained at a meeting duly celled.
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLE) the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first p;art, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be, applied first for the purpose of paying
the costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
