of the FLOYD F. t(ING, JR. REVOCABLE TRUST DATED NOVEMBER 4, 1993
party of the first part, and
WILLIAM A. KING, residing at 50 Franklin Street, Apt. 6-P, Worcester, Massachusetts 01608
patty of the second pan,
WITNESSETH, that tho party of thc first part, duly nominated and appointed Successor Trustee
under Trust Agreement dated 1 I/4/93, by virtue of the title and authorily in me vested by the
terms of said Trust, and in consideration of TEN ($10.00) DOLLARS paid by the party of the
second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Orient, in the Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and de~ribed as follows:-
BEGINNING at a point on the westerly line of Village Lane where thc easterly and westerly
boundaries of lands now or formerly of William Mattassoni and Pamela Valentine intersect said
westerly line of Village Lane;
RUNNING THENCE along said westerly line of Village Lane, South 29 degrees 03 minutes
West, 32.90 feet to lands now or formerly of David Air and Clare Air;
RUNNING THENCE along said lands now or formerly of David Air and Clare Air the following
two (2) courses and distances: (I) North 09 degrees 13 minutes West, 59.45 feet; (2) South 80
degree.n 47 minutes Wast, 68.00 feet to the ordinary high water mark of Orient Harbor;
RUNNING THENCE along the ordinary high water mark of Orient Harbor along an irregular
curve which is a tie linc course of North 10 degrees 00 minutes East, 85.00 feet':
RUNNING THENCE North 71 degrees 55 minutes East, 42.12 feet to lands now or formerly of
William Mattassoni and Pamela Valentine;
RUNNING THENCE along said lands now or formerly of William Martassoni and Pamela
Valentine and the easterly line of a certain right of way, South 18 degrees 0S minutes East,
121.83 feet to Village Lane and thc point or place of BEGINNING.
Said premises being SUBJECT TO a certain 15 foot wide right of way which begins on the
westerly side of Village Lane where the easterly and westerly boundaries of lands now or
formerly of William Mattassoni and Pamela Valentlnc intersect the westerly line of Village
Lane. the easterly line of which commences on a course of North 18 degrees 05 minutes West
and extends on said cours~ through the above-described property.
TOGETHER WITH the right to use the well for water supply located on the premises contiguous
and to the North of this property which is to be conveyed to Susan E. King, which right is a
personal right to William A. King and his stepbrother, Robert Hughes Turner so long as either
shall be the owner of the properly hen:by conveyed, which shall expire and cease to exist at any
time when neither William ^. King nor Robert Hughes Turner is thc owner of the parcel hereby
conveyed.
TOGETHER WITH all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting thc above-described premises to thc center lines thereof;
TOGETHER WITH the appurtenances and all the estate and rights of the party of the first part
in and to the said premises which the party of the second part has the power to convey or dispose
of; TO IiAVE AND TO HOLD the premises herein granted unto the party of the second part
and/or assigns forever.
AND the pany of thc first part covenants that thc party of the first pan has not done or suffered
anything whereby the said premises have been incumbered in any way whatever, except as
aforesaid.
AND Ihe party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose ofpaying the
cost of improvement and will apply the same first to the payment of the cost of the improvement
bel'ore using any part ofthe total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
