first part:

minutes East, 67.39 feet to lands now or formerly of the party ofthe first part~
RUNNING THENCE along lands now or formerly of thc party of the first pan and lands now or
formerly of Van Nostrand, 64 degrees 04 minutes 50 seconds East, 150.33 feet to the westerly
line of Village Lane;
RUNNING THENCE along thc westerly line of Village Lane, South 26 degrees 20 minutes 20
seconds West, 55.0 feet to the point of BEGINNING.
RESERVING, HOW. EVER, a legal life estate in the above-described premises with the buildings
and i .mprovcments thereon erected, in and to the party ofthe first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman ns
follows:
TO or among any one or more members of a class consisting o£ thc party of thc party of thc first
part's descendants, in any degree, whether presently living or born hereafter, in such proportions
and amounts, without regard to equality, outright or in trust, as thc party of the first pert may
direct and appoint during her lifetime by properly written and acknowledged instrument, and
recorded prior to death, making specific reference to this power of appointment. Thc party of the
first part may not appoint themselves, their estate, their creditors or thc creditors of their estate,
under any circumstances.
TOGETHER with all right, title and interest, if any, of the party ofthe first pan in and to any
streets and roads abutting the above described premises to the center Lines thereoi~ TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto thc party of the second
part, the heirs or successors and assigns ofthe party of the second part forever.
AND thc party of the first part covenants that the fumy of thc first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants that
the party of the first part will receive the consideration for this conveyance and will hold thc
right to receive such consideration as a trust fond to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total ofthe same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
