1345 Willow Terrace, Orient, New York 11957;
party of the first part, and
THE MOGENS T. TIIOMSEN REVOCABLE TRUST, under agreement
May 19. 2003. c/o Mogens T. Thomsen, residing at 1345 Willow Terrace. Orient, New
Ycnk, as Trustee; and THE CHARLOTTE L. THOMSEN REVOCABLE
TRUST. under agreement dated May 19, 2003, c/o Charoltte T. Thomsen, residing at
~ 1345 Willow Terrace, Orient. New York, as Trustee. to each a one-half interest in thc
premises;
party of thc second part.
VVITNESSETH, that thc party of the first part, in consideration of Tcn Dollars and
other valuable consideration paid by thc party of thc second part, does hereby grant
and release unto thc party of thc second part, the heirs or successors and assigns of
the party of the second part forever, in
ALL that certain plot, piece or parcel of land, with buildings and improvements
thereon erected, situate, lying and being at Orient, in the Town of Southold,
Suffolk County, New York, shown and designated as lot No. 8 on a
certain map entitled "Map of Willow Terrace, Section One" at Orient,
Town of Southold, Suffolk County. New York, surveyed January 27,
1969 by Otto W. Van Tuyl and Son, licensed land surveyor, and filed in
the office of the Suffolk County Clerk on the 28th day of November,
1969, as Map No. 5407.
BEING AND INTENDED TO BE the same premises conveyed to the
Grantor by Deed dated January 31, 1970 and recorded in the Suffolk
County Clerk's Office on February 18, 1970 in Liber 6706 page 161, the
Grantor being the same person described as the Grantee in said Deed.
Together with all right, title and interest, if any, of thc party of the first pa~ in and to
any sweets and roads abutting the above-described prom!sea to the center lines thereof;
Together with thc appurtenances and all thc estate and rights of the party of the first
part in and to said premiscs;
To have and to hold the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
And the party ~f the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the pa~y of the first part, in compliance with Section 13 of tim Lien Law.
covcnants that the party of the first purl. will receive th~ consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of payin~g the cost of improvement and will apply thc
same first to the payment of the cost of thc improvement before using any part of the
total ofthesame for any other purpose. The word "party" shall be construed aa if it
par~Jes whenever the sense of th s indenture so reqmres.
