Transfer Tax $4OO.OO 1000 Dist. 026.00 Sec. 02.00 Blk. 039.011 Lot CONSULT YOUR LAWYER BEFORE SIGNING THIS INSTRUMENT - THIS INSTRUMENT SHOULD BI USED BY LAWYERS ONLY THIS INDENTURE, made the 20th day of LAU0USt , nineteen hundred and eighty-four BE1~&/EENwILLOW TERRACE FARMS, INC., a domestic corporation with office and principal place of business at (no #) Willow Terrace, Orient, New York party of the first part, and STUART MAGER and CAROL MAGER, his wife, residing at 670 West End Avenue, New York, New York party of the second ~rt, WI~$ETH, that the party of the first part, in consideration of ten dollars and other valuable consideration ~id by the party of the second part, does hereby grant and release unto the ~rty of the second ~rt, the heirs or successors and assigns of the party of tbe second ~rt forever, ALL that certain plot, piece or parcel of land, with the bnildings and improvements thereon erected, sitmte, lying and ~ing in the Town of Southold, County of Suffolk and State of New York, more particularly bounded and described as follows: BEGINNING at a point on the Southerly line of Rowe Drive at the Northeasterly corner of Lot 10 as shown on "Map of Willow Terrace, Section One" filed in the Suffolk County Clerk's Office as Map No. 5407; running thence on the extension Easterly of said Southerly line of Rowe Drive, South 88° 21' 50" East 210.00 feet to the Westerly line of a private road known as Major's Pond Road; thence along said Westerly line, South 1° 38' 10" West 245.84 feet to the Northeasterly corner of Lot 8 shown on said "Map of Willow Terrace, Section One"; thence along said Lot 8, North 88° 21' 50" West 116.50 feet to Lot 9 shown on said map; thence along said Lot 9, North 23° 30' West 150.0 feet to said Lot 10; thence along said Lot 10, North 13° 30' West 114.0 feet to the point or place of BEGINNING. Tn~s conveyance is maae in the regular course of business actually conducted by the party of the first part. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything ' whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the stone for any other purpose.
