Witnesseth, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part,
does hereby grant, and release unto the party of the
second part, the h~irs or successors and assigns of the

All that certain plot, piece br parcel of land[, with
the buildings and improvements thereon erected,
situate, lying &nd being at Orient Town of Southold,
County of Suffolk and State of New York, bounded and
described as followsl
BEGINNING at a ~oint on 'the northeasterly line of
Harbor Road 128.36 feet northwesterly along said
northeasterly line from King Street (sometimes known as
"Hog Pond Road"); and running along said northeasterly
line of Harbor Road North 57 degrees 16 minutes 10
seconds West, 100.09 feet to land of Dadson; thence
along said land of Dadson and along land of A.T. Young,
Jr., North 49 degrees 32 minutes East, 155.59 :feet to
an iron pipe and land of Drazy and Tannenbeum; thence
along said land, South 40 degrees 20 minutes East, 89
feet; thence along land or formerly of Culshaw,
formerly Cook, South 46 degrees 27 minutes West, 126.84
feet to the point or place of BEGINNING.
TOGETHER with a right of way over a strip of land 10
feet in width as its northeasterly end where it adjoins
Harbor Road and running about 210 feet southwesterly to
a 'width of 50 feet where it adjoins Orient Bay; said
right of way beginning 236 feet northwesterly along
said Harbor Road from the northwesterly line of King
Street.
SUBJECT to Covenants and Restrictions as set forth
in Deed recorded in Liber 4143 cp 443.
BEING AND INTENDED TO BE the same premises conveyed to
Grantors by Deed dated July 14, 2000, and recorded in
the Suffolk County Clerk's office on July 14, :2000 in
Liber 12055, page 615.
Together with. all right, title and interest, if
any, of the party of the first part in and to any
streets and roads abutting the above described premises
to the center lines thereof;
Together with the appurtenances and all the estate

and rights of the party of the first part in and to
said premises;
TO have and to hold the premises herein'
granted unto the party of. the second part, the heirs or
successors and assigns of the par~y of the second part
forever.
and the party of the first part covenants that the
party of the first part has not done or suffered
anything whereby the said premises have been encumbered
in any way whatever, except as aforesaid.
and the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part ~ill receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and
will apply the same first to the pa~nent of the cost of
the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as. if it read
"parties" whenever the sense of this indenture so
requires.
