WITNESSETH, that the party of the first part, in consideration of

lawful money of the United States, and other good and valuable consideration,paid
by the party of the second part, does hereby grant and release onto the party- of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being in the Hamlet of Orient, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows : -
BEGINNING at an iron pipe at the intersection of the northwesterly
line of King Street (sometimes known as "Hog Pond Road") with the
northeasterly line of Harbor Road; from said point of beginning
running along said northeasterly line of Harbor Road, North 57
degrees 16 minutes 10 seconds West 128 .36 feet to an iron pipe ;
thence North 46 degrees 27 minutes East 126.84 feet to an iron pipe

and land formerly of Jaconetti; thence along said land of Jaconetti,
South 40 degrees 28 minutes East 102. 65 feet to an iron pipe on
said northwesterly line of King Street; thence along said northwest-
erly line of King Street, South 32 degrees 43 minutes 50 seconds
West 93 . 54 feet to the point of BEGINNING.
TOGETHER with the right to the use (in common with others) of a
right of way over a strip of land 10 feet in width along its north-
easterly end where it adjoins Harbor Road and running about 210 feet
southwesterly to a width of 50 feet where it adjoins Orient Bay.
Said right of way beginning 236 feet northwesterly along- said Harbor
Road from the northwesterly line of King Street.
SUBJECT to the following covenants and restrictions :
1. Not more than one dwelling shall be erected on any lot and shall
f not be in excess of a one family dwelling.
2 .` No dwelling shall be erected on any lot, the cost of reproduction
of which shall be less than $7, 500. 00, or in any event cost of
reproduction shall be not less than a cost equal in proportion,
based on prices of materials and labor as they existed on August
15th, 1950, or plans and specifications may be submitted for
approval to James F. Douglass , developer, and/or his agent.
3 . No building shall be constructed within 30 feet of the property
line on Harbor Road or within 25 feet of the property line on
Douglass Street, Hog Pond Road or King Street.

4. No building shall be constructed within 10 feet of any property
line other than referred to above on any lot with frontage on
Harbor Road and within 20 feet of any boundary line on property
other than previously mentioned on any lot, including the north
boundary line on those lots located at the north side of Harbor
Road.
5. Garage may be part of the building structure or may be a separate
structure with not more than two rooms above.
6. No building shall be completed on the exterior with other than
new materials exclusive of paint.
7. No fowl and/or animals other than the usual type of household
pets are to be kept on any lot.
8 . There is to be no manufacturing or sale of merchandise and no
business of any nature is to be carried on.
9. There shall be no asylum, hospital or boarding house .
10. There shall be no board fences or fences or hedges higher than
36 inches .
11. There must be no polution of the water table.
12. There shall be no outside toilets of any nature .
