Zoning District: General Business (B) SCTM # 1000-1232 This letter is in response to your telephone conversation of September 17, 1991 with Robert Kassner of this office. You had asked if this Board would agree to a modification of one of its conditions of waiver as stated in its August 28, 1991 letter. Specifically, instead of replacing the pavement between the front of the building and the street with grass, would it be acceptable to substitute wood chips and evergreen shrubs, which would be contained by 4' by 4' treated timber "curbing"? The Board finds that this will be an acceptable alternative. When we receive your written agreement to comply with this condition and the addition of five parking spaces behind the building, a waiver letter will be written. I trust this answers your question. Ellwood, Jr. 7355 Main Road Mattituck, NY 11971 RE: Site plan waiver for Hobby House Route 25, Mattituck Zoning District: General Business (B) SCTM 91000-122-6-32 Dear Mr. Ellwood: The Planning Board conducted a field inspection of your property on August 23, 1991, in response to your request for a waiver of site plan approval for a second use of a hair cutting salon. The Board will grant this waiver if you eliminate the parking area in front of the building by planting it with grass, and provide five new parking spaces behind your building on the west side of the property. The five additional spaces together with the five spaces on the east side of the property should be sufficient for your needs. The Board requests written confirmation of your agreement with this before it will issue the waiver letter. If you have any questions, or require further assistance, please contact this office. The building I am in has a separate room and I would like to make this into a hair cutting salon. This added business would be a great help to me and it would enable me to stay in business. I moved to $outhold Town because I want to make it my home. I would like to continue keeping my doors open and with my wife's help in the hair salon, I feel it would give me the added revenue to stay open. I have a good size parking lot which would easily accomodate two cars every half hour that ~ould be generated by the salon. Please consider my request as I am in urgent need of funds. The Board will not grant a waiver for filing an amended site plan, unless yod have sufficient parking to handle the existing and proposed uses. Since we do not have a copy of a site plan or a survey for your property, we are unable to determine if you can meet the requirements. If you could submit a copy of the survey showing the dimensions and location of the building, the car track, and the parking area. Also indicate the projected square footage of the building that will be used as a hair cutting salon, as well as the portion that will remain in the existing office, retail and storage uses. This information will help in the assessment of your parking needs. If you have any questions, or require further assistance, please contact this office. Interior: The repainting of walls and ceiling; replacement of trim; furnishing with counters, shelves, and show cases. Exterior Removal of old sign of Goodale Electric supplies; replacement of sigfn with our business sign; general upgrading of building with new flower boxes, trellises; landscaping of back garden; installation of a radio controlled ca~ race track. ~he race track is not of a perm- anent structure, no blacktop or pavement. It is a dirt track bordered by 8" pressboard enclosing grass areas. The pmrpose of the track is to promote business by giving young patrons the place to practise the use of their cars. We have been open since Sept. 1, 19~9 and would respect- felly request that as we have conformed with local zonimg re- quirements of the Town of Southhold that the application for a site plan will not bcrequired.
