THENCE along said land and along the Southwesterly side of Beaujolais Acres Subdivision, Suffolk County File No. 6373,

THENCE continuing along said Beaujolais Acres, South 29° 55' 10" East 546.97 to land now or formerly of Casola;
THENCE along said land, South 70° 13' 50" West 31.44 feet to land now or formerly of Traube;
THENCE along said land, the following two courses and distances:
1. North 25°18'10'' West 116.65 feet;
2. South 61°23'20" West 291.23 feet to the Southeasterly comer of Lot 3 Kings Bay Partners;
THENCE along said Lot 3, North 32°01 '50" West 818.18 feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the grantors by deed dated February l 5, 1993 and recorded on March
3, 1993 in the Office of the Suffolk County Clerk in Liber 11620 at Page 349
DISTRICT TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets trod roads

estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
