BEGINNING at a point on the northeasterly line of King Street at the southwesterly comer of Lot 10 on
subdivision map of"Bayview Farm" {.Suffolk County filed map no. 7045); running thence along the
southerly line of"Bayview Farm" two courses:
1. South 80 degrees 21 minutes 20 ~conds 'Fast 631.22 feet; thence
2. North 65 degrees 43 minutes 00 seconds East 100.24 feel to the northerly line of Lot I (revised) on the
minor subdivision map of"Kings Bay Partners"; thence along said lot 1, being along thc westerly and
northerly lines ora 50 fool right ofway, three courses:
I. South ! 7 degrees 55 minutes 40 seconds West 171.77 feet; thence
2. South 75 degrees 17 minutes 00 seconds West 366.07 feet; thence
3. Northwesterly on a curve to the right having a radius o1'50 feel, a distance along said curve of 56.48 feet
to the northeasterly line of King Street; thence along said line, No~h 40 degrees 00 minutes 10 seconds
West 397.80 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the tint part by. deed
dated January 16, 1990 recorded in the Office of the Clerk of the County of Suffolk on March 29,
1990 in Liber 11042 page 314.
TOGETHER with all right, title and imerest, if any, of Ibc party oftbe first part in and to any streets and
muds abutting the above described premises to the center lines thereof.
TOGETHER with thc appurtenances and all the eslate and rights of the puffy of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein grant~l unto the party of the second part, the heirs or
successors and assigns of the party of the second part fbrever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 o£the Lien Law, covenants that the party
of the first parl will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement hefore using any part of the total of
thc same for any other purpose. Thc word "party" shall be construed as if it read "parties" whenever the
sense of this indemure so requires.
