Dear Mr. Ward:
We represent Martha Husing who wants to subdivide two
two acre lots off her existing property. Her neighbor Mr.
Hickey intends to purchase the lots to insure the privacy of
his residence on Peconic Bay Boulevard.
Enclosed is a copy of the map with the proposed lots
sketched thereon. Mr. Hickey's residence is to the west of
the proposed lots. We hope to get an indication of the
Board's thoughts on this plan. The set backs will be shown
on any final map but we also would like an indication as to
whether the Board will require other restrictions on the
lots. It appears the frontage on Peconic Bay Boulevard will
be less than 175 feet when the fifty foot reservation for
future road purposes is considered. Will a variance be
necessary?
If Mrs. Husing and Mr. Hickey decide to go forward the
contract will be subject to subdivision approval. For this
reason we hope to get an indication as to anticipated
restrictions that may be required.
