WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Cutchogue, Town of Southold, County of Suffolk and State of New York.

The grantor herein is the same person as the grantee in Deed dated 12/6/85 recorded 12/17/85 in Liber

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first

ALL that certain plot, piece or parcel of land, situate, lying and being in Cutchogue, Town of
Southold, County of Suffolk and State of New York, as shown on a certain map entitled, "Nap of
Fleetwood Cove", filed in the Office of the Clerk of the County of Suffolk on July 1, 1938 as Map
No. 1263, as and by the Lot Nos. 1 and 2 which said lots according to said map, are bounded and
described as follows:
BEGINNING at a point on the northerly side of Fleetwood Road, distant 463.34 feet easterly from
the corner formed by the intersection of the easterly side of Fleet Neck or Pequash Avenue; said
point also being where the northerly side of Fleetwood Road is intersected by the easterly line of a
Right of Way as shown on said map;
RUNNING THENCE North 3 degrees 20 minutes 00 seconds West, along the easterly line of said
Right of Way, 313.62 feet to Eugene Creek or East Creek;
THENCE along a tie line along the high water mark of said Creek, the following three (3) courses
and distances:
1. South 70 degrees 27 minutes 33 seconds East, 28.44 feet;
2. South 33 degrees 42 minutes 18 seconds East, 85.62 feet;
3. North 64 degrees 42 minutes 46 seconds East, 10.58 feet;
