BARGAIN AND SALE DEED
THIS INDENTURE, made July 18, 2008, among Namsha Oodby, Deputy Public
Administrator of Kings County as Administrator of the Estate of Robert A. Corte deceased,
having an address at 360 Adams Street, Brooklyn, N.Y. l l201 ("Grantor"), and Charles
LoCastro and his wife Carolyn LoCastro, each having an address at, 145 East Drive North
Massapequa NY I 17:58 (collectively hereinafter referred to as "Grantees").
WITNESSETH, that Grantor, to whom Letters of Administration were issued by
the Surrogate's Court Kings County New York on November 1:5, 2007 and by virtue of the
power and authority given by said Court and by Article i I of thc Estate Powers and Trust Law
and in consideration of
Paid by the grantees, thc receipt and sufficiency of which hereby are acknowledged, does hereby
grant and release unto Grantees, as tenants by thc entirety, and their heirs, executors,
administrators, successors and assigns forever,
ALL those certain plots, pieces or parecls of land, with the buildings and
improvements thereon erected, situate, lying and being in Mattituck in thc Town
of Southold, the County of Suffolk, and the State of New York, being more
particularly described in Ex_hibit A attached hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of Grantor in and to any
streets and roads abutting said premises to the center lines thereof,
TOGETHER with thc appurtenances and ali the estate and rights of Grantor in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees, as
tenants by thc entirety, and their heirs, executors, administrators, successors and assigns forever.
Grantor is the owner of said premises. Said premises is not located in an
agricultural district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that he will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of' paying the cost of the
improvement before using any part of thc total o£the same for any other purpose.

of Southold, Suffolk County, New York, bounded and described as follows:
BEGINNING at a concrete monument set on the course running South 30
degrees 11 minutes 20 seconds East of the southwesterly line of Deep Hole
Drive, said monument being 10.0 feet southeasterly along said course from the
initial point of said course; from said point of beginning running along said
southwesterly line of Deep Hole Drive South 30 degrees 11 minutes 20 seconds
East 90.0 feet;
THENCE along other land of the parties of the first part and at right angles to
said southwesterly line South 39 degrees 48 minutes 40 seconds West 275 feet,
more or less, to the ordinary high water mark of Deep Hole Creek;
THENCE northwesterly along said ordinary high water mark of Deep Hole Creek
140 feet, more or less;
