December 15,
Dear Jean:
Thank you for your time yesterday.

Planning Board
I would like to reiterate my desires and reason for hoping to sub-
divide and build luxury homes on the old Camp Molloy property.
I purchase the land from the Rockville Centre Diocese in 1985. I
thought then and to this day that it was a uniquely beautiful track of
land.
My wife and I and our six children have summered on Peconic Bay in
Laurel for the last twenty years and now, since we have sold our home
in Rockville Centre, we spend most of our time on the North Fork.
The potential development of my property is very important to us
for our future. I do have a twenty five percent partner that recently
deceased. Mike Beirne who lived in Camp Mineola for his last twenty
five years.
I purchased the land in 1985 for $510,000 and have been paying
about $22,000 annual taxes since. I made some attempt to sub-divide in
the late eighties but the difficulties and the weakening real estate
market ended my efforts.
I have allowed H.U.G.S. (Human Understanding and Growth Seminar,
Inc.) to use the house and property free of charge, for the last ten
years as their headquarters. I think they are a fine organization that
was helping scores of kids from within and outside of our community to
get their lives in order.
I have had meetings with an excellent builder names John Parris.
John has done most of his work on the south fork. He now would like to
build here, including a home for himself on my property. An example of
John's work is the home of James Cassel at the end of Bay Home Road in
Southold.
Although I realize it is not conventional wisdom, it seems to me
that providing jobs for local contractors and service people, creating
thirteen new tax lots and hopefully attracting some new affluent people
to the North Fork is a good situation.
Have a Merry Christmas.
