WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever, all that certain plot, piece or parcel of land, situate, lying and
being.

SAID PREMISES KNOWN AS: 405 THE CROSSWAY, EAST MARION, NEW YORK
BEING AND INTENDED TO BE the smue premises as conveyed by deed dated Septmeber 18, 2000 and recorded
October 10, 2000 in Liber 12076 page 806.
Conveyance has been made with the unanimous consent, in writing, of all the stockholders of the party of the first
part.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party off,he second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever, except as aforesaid. AND the party of the first part, in
compli~tce with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for
the conw,~yance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose. The word "party" shall be constructed as if it read
"parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or ]parcel of land, situate, lying and being at Southold, in the Town
of $outhold, County of Suffolk and State of New York, being known and designated as and by
Lot No. 16 as shown on a certain map entitled "Map of Pebble Beach Fanns", and filed in the
Office of the Clerk of the County of Suffolk on June 11, 1975 as Map No. 6266.
BEGINNING at a point at the northeasterly comer of Lot I6, said point begriming south 83
degrees 27 minutes 45 seconds xvest 349.08 feet from the northwesterly end of an arc having a
radius of 20.00 feet and an arc length of 29.16 feet connecting the southerly side of "The Cross
Way" with the westerly side of "The Long Way" continuing from said point of beginning the
following courses and distances;
THENCE south 21 degrees 46 minutes 00 seco ~ds east 276.72 feet to a point;
THENCE south 83 degrees 27 minutes 42 seconds west 77.73 feet to a point;
TItENCE north 21 degrees 46 n;tinutes 00 seconds west 276.72 feet to the southerly side of"The

THENCE north 83 degrees 27 minutes 45 seconds east 77.73 feet along the southerly side of
Th,: Cross Way" to the point or place of BEGINNING.
THE policy to be issued under this report will insure the title to such buildings and improvements erected
on the premises, which by law constitute real property.
