The fol[owing comments were issued: Parcel 2 is currently 39,937 square feet. The proposed action will reduce the parcel size to 35,377 square feet. The parcel is located within the R~40 zoning district and requires a minimum lot size of 40,000 square feet. However, parcel 2 is pre-existing and nonconforming. Regardless, the Planning Board cannot approve the further reduction in area of Parcel 2 and recommends that you seek a determination from the Zoning Board of Appeals. 2. The proposed side-yard setbacks and lot width may also require a variance from the Zoning Board of Appeals. If you have any questions please do not hesitate to call. We wish to add 15 feet to Parcel ~1, most recently purchased in 2002, because the line is so close to the house and garage. At the same time, we would like to rectify the zig zag that occurred in the center of the four properties as they were divided by different people at different times.
