WITNESSETH, that the party of the first part, to whom letters testamentary were issued by thc
Surrogate's Court, Wcstchestcr County, New York on March 5, 2002, and by virtue of thc power and
authority given in and by said last will and testament and/or by Article 11 of the Estates, Powers and
Trusts Law, and in consideration ofTEN ($10.00) DOLLARS. paid by the party of the second part, docs
hereby grant and release unto thc party of thc second part, the distributees or successors and assigns of
the party of the second part forever.
ALL THAT CERTAIN plot, piece or parcel of land with thc buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:-
BEGINNING at a point on the westerly side of Young's Avenue, distant 135.0 feet northerly as
measured along thc westerly side of Young's Avenue from the coroer formed by the intersection of the
westerly side of Young's Avenue and the northerly side of Main Road, said point of beginning where
the division between premises herein described and land o. fE. King Estate intersects the westerly side
Young's Avenue;
RUNNING THENCE N(~nh 76 degrees 07 minutes 10 seconds West along said division, 88.19 feet;
THENCE North 16 degrees 21 minutes 50 seconds East still along land of E. King Estate, 133.36 fect to
the southerly side ora private road;
THENCE South 70 degrees 10 minutes 40 seconds East along thc southerly side of said private road,
80.0 feet to thc westerly side of Young's Avenue;
THENCE South 12 degrees 34 minutes 20 seconds West along thc westerly side of Young's Avenue,
125.0 feet to the point or place of BEGINNING.
TOG.ETHER with all right, title and interest, if any, of thc party of thc first part in and to any streets
and roads abutting the above described premises to thc center linc thereof,
TOGETHER with thc appurtenances, and also thc estate which the said decedent had at the time of
decedent's death in said premiscs, and also the estate therein, which the puny ol'the first pan has or has
thc power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD thc premises herein granted unto thc party of thc second part, thc
distribotecs or successors and assigns of thc party of'the second part forever.
AND the party of thc first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have bcco incumbered in any way whatever, except as aforesaid.
AND thc party of the first part, in compliance with Section 13 of thc Lien Law, covenants that thc party
of the first part will reccivc thc considcrstion for this conveyance and will hold thc right to reccive such
consideration as a trust fired to be applied first I'or thc purpose of paying the cost of improvement and
will apply same first to thc payment of thc cost of improvement before using any pan of the total of the
same for any othcr purpose.
Thc word "party" shall be conslrued as if it reads "parties" whcncver thc sense of this indenture so
requires.
