WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a monument on the Westerly line of Young's Road, 1266.50 feet Northerly along
said Westerly line from the Main Road, said point of beginning being the Northeasterly corner of
land now or formerly of Saborido, from said point of beginning:
RUNNING THENCE along said land of Saborido, South 80 degrees 44 minutes 00 seconds West
165 00 feet to a monument and land now or formerly of Latham;
THENCE along said land of Latham, North 9 degrees 16 minutes 00 seconds West 100 feet to a
monuinent and land now or formerly of Fox;
THENCE along said land of Fox, North 80 degrees 44 minutes 00 seconds East 169.33 feet to a
monument on said Westerly line of Young's Road;
THENCE along said Westerly line the following two courses:
1) South I degree 31 minutes 00 seconds East 32.12 feet to a monument;
2) South 9 degrees 16 minutes 00 seconds East 68.17 feet to the point or place of BEGINNING
BEING AND INTENDED TO BE the same premises conveyed to William Norkelun Jr. and
Marilyn P. Norkelun, his wife, by deed dated 3/30/67, recorded 4/24/67 in Liber 6142, Page 68.
TOGETHER with all the fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
