WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the second part forever,
ALL that certain plot,piece or parcel of land, with the buildings and improvements thereon erected,
situate,lying and being at Orient, in the Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described

described parcel, said monument being located at at the intersection
of the said southerly line with the northwest corner of property now

RUNNING THENCE along lands now or formerly of Reeves, South 70 degrees

RUNNING THENCE South 36 degrees 12 minutes 10 seconds West, 83 . 00 feet
to the point or place of BEGINNING.
TOGETHER WITH a nonexclusive right of way running from the southerly
line of the subject parcel to the Main Road (New York State Route 25) .
SUBJECT TO a 30 foot right of way running in a north-south direction
on the easterly portion of the above-described property.
SUBJECT TO a 30 foot right of way running along the southerly line of
the above-described parcel in favor of the parcel immediately to the
west of the subject parcel .
TOGETHER WITH all of those rights including but not limited to beach
rights and subject to those certain covenants and restrictions
contained in a certain declaration dated April 23, 1955 and recorded
in the Suffolk County Clerk' s Office in Liber 3892 Page 202 .
BEING and intended to be the same premises conveyed to the party of
the first part by deed dated May 6, 1994 and recorded in the Suffolk
County Clerk' s office in Liber 11680 Page 541 .
TOGETHER with all the right, title and interest,if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances and all the estate and rights of the party of the first part and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the fust part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part in compliance with Section 13 of the Lien Law, covenants that the party of
the fust part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fiord to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
