being the intersection of the northwesterly corner of the land now or formerly of Trnckenbrndt
and the southerly side of the land now or formerly of Abbott and Swanson;
RUNNING THENCE along the land now or formerly of Truckenbrndt. South 48 degrees 43
minutes West. 105.81 feet to the land now or formerly of Brown;
RUNNING THENCE along said land now or formerly of Brown, North 41 degrees 17 minutes
West. 175.16 feet to the ordinary high water mark of the Long Island Sound;
RUNNING THENCE along the ordinary high water mark of the Long Island Sound, North 67
degrees 12 minutes 50 seconds East, 111.57 feet to the land now or formerly of Abbott and
Swaflsofl~
RUNNING THENCE along the said land of Abbott and Swanson, South 41 degrees 17
minutes East. 139.76 feet to the point or place of BEGINNING.
TOGETHER with a right of way 16.5 feet in width as ~t forth and defined in Liber 5606.
Page 158 and Liber 2642, Page 438. from the subject premises to the Main Road for the
pnrposes of ingress and egress.
BEING AND INTENDED TO BE the same prc'mises conveyed to the party of the first part by
deed dated 5/30/1996. and recorded 6/17/1996, in the Office of the Suffolk County Clerk in
Lihcr 11778, Page 61 I.
]OGETH 'ER with all right, title and interest, if any, of the patty of the first pan in and to any
streets and roads abuuing the above described premises to thc center lines thereof; TOGETIIER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises: TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of thc second part forever.
AND the party of the first part coveuaflts that the party of the first pa~ has not done or suffered
anything whereby the said premises have been encumbered in any way whalever, except as
al~'oresaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the fight
to receive such consideration ns a trust fund to be applied first for the purpose of paying the cost
o:f the improvement and will apply the same first to the payment of thc cost of thc improvement
hcfore using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties · whenever the sense of this indenture so
