WITNESSETH, that the party of the first part, in ^Dnsideration of Teri Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the second part forever,

BEGINNING at a point on the easterly side of Youngs Road which point
is the southwesterly corner of land now or formerly of Caufield, and
the northwesterly corner of the land described herein and from said
point of BEGINNING;
RUNNING THENCE North 77 degrees 59 minutes and 50 seconds East,
231 .43 feet along the southerly boundary of said land now or

along the easterly side of Youngs Road, to the point or place of
BEGINNING.
BEING AND INTENDED TO BE a part of the premises conveyed to the
party of the first part by deed dated September 30 , 1952 and
recorded in the Office of the Clerk of the County of Suffolk on
September 27, 1955 at Liber 3764 page 166 .
SUBJECT TO and reserving to the party of the first part, his heirs,
successors and assigns the following rights as they are appurtenant
to that part of the premises, which was conveyed to the party of the
first part by the above-referenced deed dated September 30, 1952 ,
which is hereby retained by the party of the first part :
FIRST
The right to use the existing driveway which runs approximately
250 feet from the easterly side of Youngs Road through the middle of
the premises;
SECOND
The right to convey to any public authority, person, firm or
corporation conducting or performing any public utility or function
above or beneath the surface of the ground easements or rights of
way not exceeding 5 feet in width along the property line of the
premises to be used for the purpose of supplying electricity, water,
gas, telephone, cable television or other public utility or quasi
public utility services to the land of the party of the first part
and in connection therewith, to erect, maintain, operate, repair or
remove telephone, electrical, cable television or other lines or
conduits and to lay, maintain, operate, repair or remove pipe lines
and other necessary lines for all of the purposes herein set forth;
THIRD
The provisions contained in Paragraphs First and Second shall
run with the land and shall inure to the benefit of and be
enforceable by the party of the first part, his heirs, successors
and assigns or by the owners of the premises to which the right of
way and reservations are appurtenant .
FOURTH
The party of the second part covenants to the party of the
first part, that the party of the second part, his heirs, successors
and assigns will repair and maintain in a proper, substantial and
workmanlike manner the existing driveway at his own expense without
contribution from the party of the first part . The covenants

contained within this Paragraph Fourth are not intended to run with
the land but are intended to benefit and be personal to the party of
the first part and do not survive the transfer of title of the
premises to which they are appurtenant, by the party of the first
part .

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, in the Town of Southold, Suffolk
County, New York, bounded and described as follows :
BEGINNING at a point at the southwesterly corner of land of the
party of the second part and at the northwesterly corner of the
hereinafter described parcel, said point being North 77 degrees 59
minutes 50 seconds East, 250 feet from a monument on the easterly
side of Young' s Road and the northwesterly corner of the land now
or formerly of Saborido, and from said point of BEGINNING;
RUNNING THENCE North 70 degrees 44 minutes 30 seconds East, 231 . 57
feet along the southerly boundary of the land of the party of the
second part to a point and land now or formerly of Schmidt ;
RUNNING THENCE South 13 degrees 39 minutes East, 50 .24 feet along
the westerly boundary of land now or formerly of Schmidt;
RUNNING THENCE South 70 degrees 44 minutes 30 seconds West, 235 .58
feet along land of the party of the first part to a point;
RUNNING THENCE North 9 degrees 8 minutes 40 seconds West, 50 . 79
feet along land of the party of the first part to the point or
place of BEGINNING.
BEING AND INTENDED TO BE a part of the premises conveyed to the
party of the first part by deed dated September 30, 1952 and
recorded in the Office of the Clerk of the County of Suffolk on
September 27, 1955 at Liber 3764 page 166 .
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof ; TOGETHER
with the appurtenances and all the estate and rights of the party
of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the
