THIS INDENTURE. made the 1s~ day of December. Two Thousand Five
BETWEEN
JOHN BOYLE, residing at 45-58 Vernon Blvd., Long Island City, New York I 1101
party of the first part, and
AIDEEN McNAMEE, residing at 48-11 37~a Street, Long Island City, New York 11101,
party of the second part,
WITNESSETH, that the party of the first pan, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second pan, the heirs or successors and assigns of the party of the second pan forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northwesterly side of Main Road S.R. 25 distant 1625.16 feet
northeasterly as measured along the northwesterly side of Main Road S.R. 25 from the corner
tbrmed by the intersection of the northwesterly side of Main Road S.R. 25 and the easterly
side of Young's Road;
RUNNING THENCE along land now of formerly of Reiter, North 22 degrees 54 minutes
West, 149.06 feet to land now or formerly of Boyle;
THENCE along last mentioned land, North 67 degrees 53 minutes 30 seconds East, 76.62 feet
to land now or formerly of William A. Hands, Jr. Family Limited Parmership=
THENCE along last mentioned land, South 32 degrees 31 minutes 10 seconds East, 149.50
feet to the northwesterly side of Main Road S.R. 25~
THENCE along the northwesterly side of Main Road S.R. 25, South 66 degrees 45 minutes 40
seconds West, 101.60 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Sophia Gutherz and Abraham Gutherz, dated 10/14/1993. and recorded 11/4/1993,
in the Office of the Suffolk County Clerk in Liber 11650, Page 793.
TOGETHER with all right, title and interest, if any, of the party of the f'u'st pan in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the promises herein granted unto the patty of the second
part, the heirs or successors and assigns of the party of the second pan forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
afo~said.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
thc pa~y of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration ns a trust fund to be applied lust for the purpose of paying the cost
of the improvement and will apply the snme f~t to the payment of the cnsl of the improvement
before using any part of the total of the same for any other purpose.

requires.
