WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being 7[uft at Orient, in the Town of Southold, County of Suffolk and State
DIST. of New York, bounded and described as follows:
1000 BEGINNING at a point on the southerly line of a 20 foot right of way at the
northeasterly corner of land of the parties ofths second part, said point being
282. 16 feet easterly along said line from the easterly line of Youngs Avenue;
SEC. running thence along said southerly line, North 52 degrees 51 minutes 30
seconds East 50. 35 feet to land now or formerly of Elbert E. Luce, Jr. ; thence
18 along said land of Luce and along other land of the party of the first part, South
30 degrees 20 minutes 40 seconds East 111. 95 feet to land conveyed by said
party of the first part to Oysterponds School District; thence along said land of
BLOCK Oysterponds School District, South 53 degrees 04 minutes 30 seconds West
50. 33 feet to other land of the parties of the second part; thence along said
2 land, North 30 degrees 20 minutes 40 seconds West 111. 76 feet to the point or
place of beginning.
LCT TOGETHER with a right of\way 20 feet in width from the northeasterly
corner of the premises westerly about 330 feet to Youngs Avenue.

TOGETHER with all right, title and interest, if any, of the a rst part in aid to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
