paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece orparcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the

Being and intended to be the same premises conveyed to the party of the first part
by Deed dated 9/9/94 and recorded in the Suffolk County Clerk's Office on 1/19/95
in Liber 11711 page 343.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO ItAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for ~..~,~g.urpose of paying the cost of the improvement and will apply the same

BEGINNING at an interior point on the center line of a 50 foot right
of way, said point being the following (~} courses and distances from
the corner formed by the intersection of the northeasterly side of
Young's Road with the northwesterly side of Main State Road;
(1} Northeasterly along the northwesterly.side of Main State Road
from said corner, 3125.72 feet to the southerly side of a 34 foot
Right of Way; .
(2) along said southerly side of said Right of Way, North 26 degrees
49 minutes 10 seconds West 157.37 feet, to the northwesterly side of
a 50 foot Right of Way;
(3) North 65 degrees 53 minutes East 43.96 feet;
(4). North 37 degrees 32 minutes West 1100.48 feet;
(5) North 56 degrees 33 minutes 30 seconds East 25.08 feet to the
center line of a 50 foot Right of Way, and the division line between
the ~orthwesterly side of land now or formerly of Gold and the south-
easterly side of the hereinafter'described parcel and.the true point
of beginning; running thence from said true point of beginning, along
said division line, South-56 degrees 33 minutes 30 seconds West 432.15
feet to the northeasterly side of land now or formerly of Damianos;
thence along said land, North 39 degrees 12 minutes West 50.25 feet.
to the easterly side of land now or formerly of Hughes; thence along
