THIS INDENTURE, made the 1 Sm day of September, Two Thousand Five

BEGINNING at a poim on the boundary line between the premises herein described and land
now or formerly of Ramond Diedrick at the point at which said boundary line is intersected by
the northerly boundary of land conveyed by Harvey M. Mearns and Evelyn Means. his wife.
to Rev. Bradford N. Hess by deed dated February 29, 1970. recorded in the Suffolk County
Clerk Office on April I, 1970, in Liber 6723. Page 227;
RUNNING THENCE along said land of Hess, South 48 degrees 43 minutes West, 105.81 feet
to land of C. & E. Brown;
RUNNING THENCE along said land of Brown, North 41 degrees 17 minutes West, 185.0
feet;
THENCE along other land of the party of Meatus, North 48 degrees 43 minutes East, 105.81
feet to said land of Diedrick;
THENCE along said land, four courses:
1. South 41 degrees 17 minutes East. 32.54 feet;
2. South 31 degrees 08 minutes East. 39.83 feet;
3. North 58 degrees 52 minutes East, 7.13 feet;
4. South 41 degrees 17 minutes East, 112.0 feet, to thc poim of BEGINNING.
TOGETHER with a right of way 16.50 feet in width as set forth and defined in Liber 5606,
Page 158, and L'thcr 2642, Page 438, from the subject premises to the Main Road for the
purposes of ingress and egr'-~,s.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 5/4/1987, and recorded ?/21/1988, in the Office of the Suffolk Counly Clerk in
Liber 10649, Page 303.
TOGETHER with all right, title and tau:rest, if any, of the party of the first part in and to any
streets and roads abulting the above described premises to the center lines thereof; TOGETHER
with the appurtenances nmi all the estate and fights of the party of the first pa~ in and to said
premises: TO HAVE AND TO HOLD the premises herein granted unto the patty of the second
pan, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first paut covenants that thc party of thc first part has not done or suffered
anything whereby thc said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien l~w, covenants that
the patty of the first pan will receive the consideration for this conveyance and will hold the right
to receive such consideration as a tsust fund to he applied first for the puq~ose of paying the cost
of the improvement and will apply the same tim to the payment of the cost of the improvement
before using any part of the total of the same for nny other purpose.
The word "party' shall be coostmed as if it read 'panics" whenever the sense of this indenture so
r-quires.
